Payment & check-in
- We accept major credit and debit cards only — no cash payments.
- A valid government-issued photo ID and matching credit/debit card are required at check-in. Minimum check-in age: 21.
- Standard check-in time is 3:00 p.m.; standard check-out time is 11:00 a.m.
- Early check-in and late check-out are by request only, subject to availability, and may incur an additional fee. Unapproved late check-out may be charged up to one additional nightly rate.
- A deposit equal to the first night’s stay (plus taxes and fees) is due at the time of booking. The remaining balance is charged at check-in; no check-in is permitted until the full balance has been paid.
- A $100 hold per room is placed on the card on file at check-in to cover incidentals (missing items, damage, smoking, unapproved late check-out, or excessive cleaning). The hold is released after check-out once housekeeping has inspected the room; your bank may take 3–7 business days to process the release.
- Each room has a maximum occupancy based on bed type and local safety codes. Exceeding it is not permitted and may result in additional charges or cancellation without refund.
- Housekeeping is provided daily. We reserve the right to enter rooms at reasonable times for housekeeping, maintenance, and safety, or when we believe a policy is being violated.
Cancellations & changes
- More than 14 days before arrival (by 3:00 p.m. local time): full refund of amounts paid, less a $25 administrative cancellation fee.

- No-shows (no arrival and no contact by 10:00 p.m. on the scheduled arrival date): the full booking amount, including taxes and fees, is retained.
- Early departures: no refunds for unused nights after check-in.
- Changes requested 14 days or less before arrival are treated as a cancellation and new booking. Changes requested more than 14 days before arrival, if approved, may be applied as a credit toward a future stay, subject to availability and current rates.
Pet policy
- Well-behaved dogs are welcome in designated pet-friendly rooms only. Maximum two dogs per room.

- Quiet hours are from 10:00 p.m. to 7:00 a.m., in accordance with city ordinance. Repeated noise complaints may result in removal without refund.
- Our property is 100% non-smoking indoors — including cigarettes, cigars, marijuana, and vaping devices. Smoking or vaping inside guest rooms or indoor areas will result in a $250 cleaning fee, plus any additional charges for damage or lost revenue from room downtime.
- Guests are responsible for any damage to rooms, furnishings, or property caused by themselves, their visitors, or their pets. Repair or replacement costs will be charged to the card on file.
RV park guests — rules & regulations
The rules and regulations below apply to guests staying on an RV site and constitute the Guest Site Services Agreement. Where they differ from the motel policies above, these govern RV site stays. Violation of any provision may result in immediate termination of stay without refund.
Arrival & departure
- Arrival is permitted any time after 12:00 p.m. and entitles the guest to occupy the site until 11:00 a.m. on the day of departure. There is no waiting or staging area for early arrivals; guests arriving early must make off-site arrangements.
- Departure time is 11:00 a.m. Guests are not required to notify management upon departure.
- Guests staying 30 days or longer must complete a monthly guest agreement and required registration documentation prior to occupancy.
Temporary license — no tenancy
- All occupants are guests only. No landlord-tenant relationship is created. All stays constitute a temporary license for recreational vehicle lodging and related services.
- Guest occupancy is transient recreational lodging only and does not constitute residential housing under Idaho landlord-tenant law.
- The park address may not be used for residency, driver’s license, voter registration, banking, school enrollment, government records, or official identification purposes.
- Management reserves the right to refuse service, relocate sites, or require immediate removal or ejection for any operational, safety, or rule-violation reason — including but not limited to conduct affecting the safety or quiet enjoyment of others — without refund.
Mail & packages
- Holiday RV Park does not accept, receive, hold, or manage mail or packages for guests.
- Guests may not use the park address for mail delivery. Monthly guests requiring mail service should arrange a third-party mail service, PO box, or commercial mail provider off-site. Management may provide suggestions but assumes no responsibility for guest mail.
Payments, billing & taxes
- Monthly site fees are due on the 1st of each month.
- Guests may pay invoices manually; a valid credit card must be maintained on file for the entire duration of the stay. The park is authorized to charge the card on file for any rent, utilities, fees, fines, damages, cleanup costs, or other outstanding balances at any time during or following the stay, at management’s discretion.
- A $12 per day late fee applies beginning the day after payment is due. Returned payments incur a $40 fee.
- Applicable state and local lodging taxes will be charged where required by law. Long-term stay exemptions may apply in accordance with Idaho tax law.
- Failure to maintain prepaid status may result in termination of stay and immediate RV removal or towing at guest expense.
- No refunds are issued for early departure, eviction due to rule violations, or unused prepaid time unless otherwise required by law.
Monthly stay screening & registration
- Monthly stays require background check approval, vehicle and RV verification, and emergency contact information.
- Background check fees are charged to the guest and are non-refundable. Approval is at management’s sole discretion.
- Screening criteria are applied consistently and in accordance with applicable laws.
- Monthly guests must re-register every 30 days. Each 30-day period constitutes a separate temporary stay.
- A minimum 14-day written move-out notice is required for monthly guests. Failure to provide notice may result in prorated charges of up to 14 additional days.
Deposits, final billing & checkout inspection
- Security deposit: a $100 park deposit is required for extended stays. Deposits may be applied toward the final bill, unpaid rent or invoices, damage or contamination, trash removal or excessive cleaning, pet waste cleanup, staff cleanup or remediation costs, and rule-violation fines.
- Damages exceeding the deposit: if damage, contamination, cleanup, unpaid balances, or other charges exceed the security deposit amount, the guest authorizes the park to charge the remaining balance to the credit card on file. A damage estimate will be provided to the guest prior to or at the time of the charge for reference. Charges are not contingent on guest approval and will be processed following inspection.
- Credit card authorization: by maintaining a credit card on file, the guest expressly authorizes Holiday Motel & RV to charge that card for any and all amounts owed arising from the guest’s stay, including but not limited to rent, utilities, late fees, damage, cleanup, fines, and any other outstanding balances. This authorization remains active until all final charges are fully resolved.
- Site inspections are typically completed within 3 days of checkout. Final charges or refunds are generally processed within 7 days after inspection.
Communication with management
- Guests may call or text management during normal business hours. Please allow up to 24 hours for a response, especially following checkout or during peak operational periods.
- Emergency situations should always be directed to 911 first, then management if appropriate.
Utilities, Wi-Fi & infrastructure
- Utilities are included as part of the site fee.
- Only park maintenance personnel may work on pedestals or park infrastructure; guests may not modify hookups, pedestals, sewer, water, or electrical systems.
