RV Park Rules & Regulations. 

Emmett, Idaho

These park Rules & Regulations constitute the Guest Site Services Agreement. Violation of any provision may result in immediate termination of stay without refund.

 

Arrival & Departure

Arrival is permitted any time after 12:00 PM and entitles the guest to occupy the site until 11:00 AM on the day of departure. There is no waiting or staging area for early arrivals; guests arriving early must make off-site arrangements.

Departure time is 11:00 AM. Guests are not required to notify management upon departure.

Guests staying 30 days or longer must complete a monthly guest agreement and required registration documentation prior to occupancy.

 

Temporary License / No Tenancy

All occupants are guests only. No landlord-tenant relationship is created. All stays constitute a temporary license for recreational vehicle lodging and related services.

Guest occupancy is transient recreational lodging only and does not constitute residential housing.

The Park address may not be used for residency, driver’s license, voter registration, banking, school enrollment, government records, or official identification purposes.

Management reserves the right to refuse service, relocate sites, or immediate removal/ejection for, but not limited to, any operational, safety, or rule-violation reasons, particularly those affecting the safety or quiet enjoyment of others without refund.

 

Mail & Package Policy

Holiday Motel & RV Park does not accept, receive, hold, or manage mail or packages for guests.

Guests may not use the Park address for mail delivery. Monthly guests requiring mail service should arrange a third-party mail service, PO box, or commercial mail provider offsite. Management may provide suggestions but assumes no responsibility for guest mail.

 

Payments, Billing & Taxes

Monthly site fees are due on the 1st of each month. Daily and weekly stays must remain prepaid.

Guests may manually pay invoices; however, the Park is authorized to automatically charge the card on file for unpaid accommodation fee, utilities, fees, fines, damages, cleanup costs, or other outstanding balances at management’s discretion.

A $12 per day late fee applies beginning the day after payment is due. Returned payments incur a $40 fee.

Applicable state or local lodging taxes will be charged where required by law. Long-term stay exemptions may apply in accordance with Idaho tax regulations.

Failure to maintain prepaid status may result in:

  • Amenity restriction
  • Termination of stay
  • Immediate RV removal or towing at guest expense

No refunds are issued for early departure, eviction due to rule violations, or unused prepaid time unless otherwise required by law.

 

Convenience / Payment Processing Fees

A processing fee applies to all payments, based on the method used:

  • Credit or debit card: 3.25% of the total payment
  • Cash or physical check (dropped off at motel office): $5 per payment
  • ACH / e‑check (manual): $2.50 per payment
  • ACH / e‑check (autopay): $0 fee

Monthly Stay Screening & Registration

Monthly stays require:

  • Background check approval
  • Vehicle and RV verification
  • Emergency contact information

Background check fees are charged to the guest and are non-refundable. Approval is at management’s sole discretion.

Screening criteria are applied consistently and in accordance with applicable laws.

Monthly guests must re-register every 30 days. Each 30-day period constitutes a separate temporary stay.

A minimum 14-day written move-out notice is required for monthly guests. Failure to provide notice may result in prorated charges up to 14 additional days.

 

Deposits, Final Billing & Checkout Inspection

A $100 park deposit is required for extended stays.

Deposits may be applied toward:

  • Unpaid accommodation fees or invoices
  • Damage or contamination
  • Trash removal or excessive cleaning
  • Pet waste cleanup
  • Staff cleanup or remediation costs
  • Rule violation fines

Site inspections are typically completed within 3 days of checkout. Final charges or refunds are generally processed within 7 days after inspection.

The Park may charge the card on file for any outstanding final balances.

 

Communication With Management

Guests may call or text management during normal business hours. Please allow up to 24 hours for a response, especially following checkout or during peak operational periods.

Emergency situations should always be directed to 911 first, then management if appropriate.

 

Utilities, WiFi & Infrastructure

Electrical usage is included in monthly accommodation fee unless stated otherwise.

Only park maintenance personnel may diagnose or work on electrical pedestals or park infrastructure.

Guests may not modify utility hookups, pedestals, sewer connections, water infrastructure, or electrical systems. Violations may result in immediate removal for safety compliance.

Complimentary WiFi is provided as a courtesy and is not guaranteed. Service interruptions or limitations are not grounds for refunds.

Excessive utility usage beyond reasonable residential RV standards may result in additional charges or service limitations.

Power outages, weather disruptions, infrastructure interruptions, or utility failures beyond management control do not constitute grounds for refunds.

Guests are responsible for weather preparation including freeze protection, surge protection, and securing outdoor items.

 

RV Condition, Appearance & Approval

Management reserves the right to approve all RVs prior to move-in.

RVs must be in good operational condition with no visible structural damage, leaks, excessive rust, broken windows, or temporary exterior coverings.

Tarps, temporary coverings, or similar materials are not permitted unless approved in writing.

External window air conditioning units or exterior-mounted cooling devices are not permitted. RVs must remain fully self-contained without temporary exterior appliances, protrusions, or modifications that impact park appearance, safety, or infrastructure.

Management may require removal of any RV that does not meet safety or appearance standards.

 

Site Use, Storage & Maintenance

Sites must be kept clean, orderly, and free of clutter at all times.

Tarps, temporary coverings, or similar materials are not permitted on RVs, fencing, gates, structures, or outdoor areas unless expressly approved in writing by management.

Hanging items, laundry, signage, flags, or objects on gates, fencing, or park structures is not permitted.

Approved storage is limited to areas under or immediately adjacent to the RV or picnic table unless otherwise approved in writing.

Additional storage structures (including sheds) require written management approval and must meet placement and safety guidelines.

 

Exterior Modifications & Additions

Decks, skirting, fencing additions, satellite dishes, lighting installations, or other exterior modifications require prior written approval.

Unauthorized structures may be removed at guest expense.

 

Occupancy, Visitors & Children

Maximum occupancy per site is 2 adults and 1 child unless approved by management.

Visitors must depart by 10:00 PM unless otherwise approved.

Children must be supervised at all times. Unsafe play, running through sites, or unsupervised biking is prohibited.

Guests are responsible for visitor conduct.

Subleasing, site transfers, or allowing unregistered occupants to reside on-site is strictly prohibited.

 

Business Use Restrictions

Commercial activity, repair businesses, resale operations, or storage businesses are not permitted on park property without written approval.

 

Conduct, Noise & Speed

Speed limit is 5 MPH.

Quiet hours are 10:00 PM to 7:00 AM.

Disorderly conduct, illegal activity, harassment, intoxication disturbances, or aggressive behavior may result in immediate removal without refund.

Management decisions regarding safety, operations, and guest conduct are final.

 

Pets – Safety, Noise & Responsibility

Maximum one dog per site unless approved in writing.

Pets must:

  • Have current vaccinations
  • Remain leashed (6 ft max)
  • Not be tied to trees or structures
  • Not be left unattended outdoors

Immediate waste cleanup is required. Cleanup fees may apply.

Excessive barking or nuisance noise is prohibited. Dogs must remain inside RVs during quiet hours.

Aggressive pets must be removed immediately.

Service animals as defined by law are permitted and are not subject to pet restrictions, though behavior, safety, and control standards still apply.

 

Vehicles & Parking

Maximum one vehicle, other than trailer/RV, per site.

No parking on grass, roadways, or emergency access routes.

No inoperable, unregistered, or abandoned vehicles.

Vehicle repairs are not permitted on park property.

Vehicle or RV towing will comply with applicable Idaho towing and property laws.

 

Sewer, Water & Winter Use

Sewer connections must be sealed and leak-free.

Improper dumping is prohibited.

Guests are responsible for freeze damage, leaks, flooding, or improper hookups.

 

Trash & Environmental Standards

Trash must be bagged and placed in dumpsters.

No bulk dumping, hazardous waste disposal, debris burning, or environmental hazards.

 

Fire Safety, Firearms, Smoking, Generators & Drones

Firearms must remain secured, unused, and in compliance with Idaho law. Discharge of firearms on park property is strictly prohibited.

Fireworks, open burning, drones, BB guns, pellet guns, or airsoft guns are strictly prohibited.

Smoking materials must be disposed of safely. Littering cigarette waste is prohibited.

Generators may only be used with management approval, must meet noise standards, and must be placed safely.

Approved grills or fire pits must never be left unattended.

 

Insurance

Guests are required to maintain RV liability and property insurance along with vehicle registration. Proof of insurance and vehicle registration must be provided upon request by Management.

 

Emergency Access & Safety

Emergency access routes must remain clear.

Monthly guests must provide emergency contact information, kept confidential except for emergencies or law enforcement.

No soliciting is permitted.

 

Weather, Natural Events & Force Majeure

The Park is not responsible for weather damage, natural disasters, wildlife, flooding, freezing conditions, power outages, or other events beyond management control.

Guests are responsible for securing their RV and belongings.

 

Liability, Risk & Indemnification

To the fullest extent permitted under Idaho law, guests assume all risks associated with RV park occupancy, including weather, terrain, utilities, wildlife, and guest activities.

Holiday Motel & RV Park, ownership, and staff are not liable for injury, theft, loss, or damage except where required by law.

Guests agree to indemnify and hold harmless the Park from claims arising from their actions, omissions, visitors, or pets.

 

Abandonment, RV Removal & Repossession

Property left after termination, nonpayment, failure to re-register, or unapproved departure may be removed, stored, repossessed, or disposed of at guest expense.

The Park may cooperate with lawful repossession efforts and charge associated fees.

The Park is not responsible for abandoned property.

 

Entry, Inspections & Rule Updates

Management may enter sites for maintenance, inspection, emergencies, safety concerns, or operational needs.

Rules may be updated at any time. Posted versions govern. Continued occupancy constitutes acceptance.

 

Photography & Marketing

Common areas of the park may be photographed or recorded for operational or marketing purposes. No expectation of privacy exists in outdoor common areas.

 

Cancellation Policy

For daily and weekly bookings:

  • Guest cancellation is 60 calendar days plus from time of booking arrival date, a $45 cancellation fee will be assessed and the full remainder of the booking will be refunded
  • Guest cancellation is between 15 – 59 days from time of booking arrival date, half of the booking total amount will be refunded and the other half will be retained as a Cancelation Fee
  • Guest cancellation is 14 days or less from time of booking arrival date, full booking total will be retained as Cancellation Fee

For monthly bookings (28 days or greater):

  • Guest cancellation is 30 days or greater from time of booking arrival date, a $45 cancellation fee will be assessed and the full remainder of the booking will be refunded
  • Guest cancellation is less than 30 days from time of booking arrival date, first month total cost will be retained as cancellation fee, any remaining funds received in excess of first month total cost will be refunded

 

 Agreement to Policies

  • By making a booking, checking in, or staying on the property, you acknowledge that you have read, understand, and agree to comply with all rules and regulations outlined above.
  • Failure to comply with these policies may result in additional charges, cancellation of your booking, and/or removal from the property without refund.
